Buildings insurance covers the cost of repairing or rebuilding your home's structure if damaged by events like fire, flood, or storm. This includes walls, roof, windows and permanent fixtures but not the contents inside the property.

Landlord insurance protects landlords against damage to their properties and contents.

It's different from standard home insurance and offers more tailored cover if you're renting out a property to tenants.

When it comes to choosing your policy, cheaper contents insurance isn’t always better. It’s important to compare home insurance cover and make sure your policy fits your needs.

Let’s look at some of the things that affect your price:

  • Location: Where you live is one of the most obvious factors affecting home insurance pricing. Are you somewhere with a high risk of flooding? Is there a lot of theft or similar crime in your area? Anything that increases the chance you’ll have to claim on your home insurance will normally increase your price.
  • Number of claims: Sounds simple, but the more claims made on home insurance in your area, the higher your premium may be. Even if you haven’t made a claim yourself, a rise in claims can can affect the price of your home insurance.
  • Replacement costs: It's no secret how much repair and labour costs have gone up. This increases the cost of claims and, in turn, home insurance. From electrical equipment to modern comforts, home contents aren’t cheap to replace. The more they cost, the higher your insurance is likely to be.
  • Insurance Premium Tax (IPT): 12% of every home insurance premium goes towards the government’s Insurance Premium Tax. It’s like VAT for insurance and any increase or decrease will affect your price.

To get a quick and easy buildings insurance quote, we’ll ask you for:

  • Personal details
    This includes your name, address, and contact information. We’ll also need to know about any claims you or anyone living with you have made on your home insurance in the last 5 years.
  • Property details
    You’ll need to provide the details of your property, including the year the property was built, the types of locks you have and the material your walls and roof are made up of. We’ll also need to know if your property has ever experienced flooding.
  • Gradual wear and tear – contents insurance doesn’t cover damage caused by natural decline over time, such as fading, scratching, or general deterioration of your belongings. It’s for one-off events like fire, theft, or flood.
  • General maintenance – things like washing machines, dishwashers, or fridges that stop working through normal use fall under the general cost of maintaining your home contents.
  • Breakdown of household appliances – failure or fault in items like kitchen appliances, TVs or electronics.

You'll need to let us know the type of work carried out from your home so we can let you know if any additional terms apply.

Clerical work from the home would be classed as 'Office use without visitors' and you should still tell us about it. This could include secretarial tasks, for example, and duties like typing, emailing, answering phone calls and taking messages.

An example of ‘other business use’ would be if you run a beauty therapy business from your home or you have a room for tutoring.

You should also let us know if you work from an outbuilding, such as a detached garage.
